25 Bacon Road is an existing one million square foot distribution campus situated on nearly 325 acres in Enfield, CT. The property includes a 692,600 square foot Low Bay Facility and a 319,700 square foot High Bay Facility, as well as a Proposed Distribution Facility that would deliver up to another 1 million square feet. The property was acquired in the first half of 2016, and it serves as a bellwether for Winstanley’s Logistics & Distribution portfolio as well as the Connecticut market. Formerly owned by Hallmark, 25 Bacon was acquired as a vacant manufacturing plant, and Winstanley implemented a plan to convert the plant from manufacturing to distribution, subsequently pre-leasing 100% of the facility to two tenants. The leasing velocity observed at 25 Bacon was a key indicator of Connecticut’s pent up demand in the logistics & distribution space, and the impetus for Winstanley to move forward with our 1 million square foot Proposed Facility which will be a state of the art distribution facility with delivery as early as Fall 2018.

As part of the redevelopment, Winstanley is in the process of lowering the High Bay Facility’s existing 80 foot clear height to 33 feet as well as installing additional loading docks, and both buildings will be upgraded with ESFR sprinklers and LED lighting. The High Bay Facility project is unique in that the building’s original infrastructure was not supported by steel columns rather it was supported by Hallmark’s former racking system. Winstanley used this existing racking system as building support during construction while installing steel columns (40’ x 40’) and lowering the property’s roof by 40 feet. The Low Bay Facility has been fully upgraded and is 100% occupied by two tenants, while the High Bay Facility is scheduled for delivery in late 2017 and is 100% pre-leased to a single tenant user. Enfield is well situated, midway between Springfield, MA and Hartford, CT, and it is strategically located off of I-91, central Connecticut’s primary north-south corridor connecting Hartford, New Haven and points south with Vermont & western Massachusetts. I-91 also intersects MA I-90 providing direct east-west access into Boston, MA and upstate New York via Albany.
