Great Pond Village is located at the heart of a regional employment center with over 60,000 high quality jobs within five miles, including major Windsor-based employers such as Amazon, ABB, Voya Financial (ING), Cigna, The Hartford, Westinghouse and Arrow Electronics. Day Hill Road, which abuts Great Pond Village is a major office corridor with approximately 13,800 cars driving by the site daily. Great Pond Village is also five minutes from I-91 (3 miles), 10 minutes from Bradley International Airport (5 miles) and 20 minutes from Hartford (10 miles).
Great Pond Village is a -acre master-planned development located in the Town of Windsor, Connecticut (the “Town”) with  acres of park and conservation land, providing a contemplated walkable mixed-use village center for the Town of Windsor and surrounding region. The multi-phase, mixed-use development has been approved as a Traditional Neighborhood Designed Development (TNDD) creating a new zoning and concept plan through The Great Pond Form-Based Code. Additionally, the new zoning streamlines the permit and approval process as developers only need architectural sign-off that the design conforms with Great Pond’s Form Based Code, which eliminates the need to conduct any public hearings in connection with the approval process. The goal for Great Pond Village is to incorporate and build on the style and form of a traditional New England town, which consists of diverse two- to five-story building types and a mix of commercial and residential uses in a compact, pedestrian-oriented development. With this new zoning, a developer has the flexibility to lay out the desired mix of residential, retail and hotel. There are no affordable requirements for residential development in the District.
