Great Pond Village in Windsor is a new, sustainable community along the Farmington River. Developed in partnership with ABB, Inc. it has been conceived as a series of distinct neighborhoods centered around a walkable neighborhood retail center with shops, small offices and high-quality civic spaces. The 652-acre site along Day Hill Road will preserve a significant part of its land along the Farmington River for public access and recreation.

In Q3 2018 Winstanley successfully modified its original plan with the town, reworking the zoning to permit two 500,000 SF warehouse/distribution buildings at the north end of the site. The site will have requisite utilities readily available.

The Property has excellent access to I-91 via exit 37 or exit 38 which connects to I-90 (The Massachusetts Turnpike) just 30 miles north in Springfield, MA and I-95 just 50 miles south in New Haven. I-90 provides direct access into Boston as well as Worcester, MA (New England’s second largest city) and Upstate New York. In addition, the site is 9 miles south of Bradley International Airport which is the second largest cargo handler among New England airports behind only Logan International Airport in Boston, with 20 to 25 freight forwarders operating out of the airport, including UPS and FedEx. In fact, in 2016 Bradley was ranked 37th in the nation among 100 airports in yearly cargo handled (source: www.fi-aeroweb.com).
